About The Closing Process The Post-Closing Process Once the closing is complete, the new deed (for purchase transactions) and mortgage(s) must be recorded at the registry of deeds. For closings that take place at the registry of deeds, this recording process will immediately follow the signing of documents, provided that the documents are signed by 3:00p.m.. For closings that take place at our office or some other location, recording will likely take place early morning of the next business day. Once the recordings are complete, the monies can be dispersed. This is the point in the transaction when the Seller of a property will receive his/her proceeds. In the case of a cash-out refinance transaction, dispersement will take place after the statutory three day right of recission has elapsed, which means that the borrower’s proceeds will typically be available on the fourth business day following the date of closing, provided that all recordings have been performed and that the monies have been wired to Cherry Tree Title by your lender. |
