Closing
Package and HUD1 Settlement Statement
Once we have built your file and written a title commitment
for your loan, Cherry Tree Title is ready to close. Our paralegals
will be in constant communication with the processing and closing
department of your lender and when all underwriting conditions are
met, your lender will render your loan "clear to close". At this
point, the lender will provide Cherry Tree with closing
instructions. These instructions will be used by our paralegals to
build your HUD1 Settlement Statement, which is the document that
contains all of your Settlement Figures. Once your HUD1 is complete,
it is sent to the lender for approval. Once the lender approves the
HUD1, a Cherry Tree paralegal or Attorney will contact you to go
over your bottom line figure (which is the amount of money that you
will need to bring to the closing). Also the HUD1 will be available
to you online at
www.CherryTreeTitle.com. Simply log-in through our website and
view your Settlement Figures prior to closing.
