The goal is to offer a creative and innovative solution to attorneys who have a limited book of business for closing and settlement services.
The service will benefit those attorneys closing 20 or less transactions per month and will be most effective for those closing approximately 10-12 deals per month.
Cherry Tree Title will act as the settlement agent’s back office and charge a processing fee for those attorneys who want to still be involved in the settlement process. For those who wish to be completely hands-off, we will take the file and pay out a referral fee to the referring attorney.
•OPEN THE FILE
•ORDER THE MLC AND/OR OBTAIN TAX INFO.
•ORER THE TITLE EXAM
•ORDER THE SURVEY/PLOT PLAN WHEN APPLICABLE
•ORDER THE INSURANCE BINDER
•SEND OUT A WELCOME LETTER TO THE BORROWER
•PREPARE THE TITLE COMMITMENT
•WORK WITH BANK/LENDER TO PREPARE THE FILE FOR CLOSING
•PREPARE THE HUD1 SETTLEMENT STATEMENT
•PERFORM ANY TITLE CLEARING* (*AT AN ADDITIONAL COST TO BORROWER)
•PROVIDE CLOSING DOCS FOR ATTORNEY & A COPY FOR BORROWER
•COORDINATE THE TITLE EXAM RUN DOWN AND RECORDING OF REFI. DOCS
•PREPARE THE TITLE POLICY IN E-CLOSING
